The Official End of the Real Estate Program
Spain has officially closed its Golden Visa real estate program effective September 2026. This program was previously a popular route for foreign investors to obtain residence visas. The decision stems from Spain's repeal of investor visa and residence permit legislation linked to real estate investment, effective April 2025.
This means purchasing property in Madrid, Barcelona, Málaga, Alicante, or the Balearic Islands no longer serves as a pathway to an investor residence visa. If you have been preparing an application based on this route, time has run out.
Applicants Who Submitted Before April 2025 Remain Protected
Those who submitted applications before the new law took effect will continue to be processed under the previous rules. Valid permits issued before the new law takes effect will remain valid through their original expiration dates, and renewals will follow the previous regulations. Applications submitted before the new law also took effect will be evaluated under the rules that applied on the submission date.
This protects early applicants but does not help anyone starting the process anew.
Alternative Pathways Remain Open
Closing the real estate route does not mean investors are excluded from Spain. Spain continues to offer other residence categories linked to startups, skilled workers, researchers, remote workers, and other economic activities.
However, these pathways demand more. You cannot simply purchase property and wait. You must demonstrate that you will create genuine value for Spain's economy—through business creation, professional expertise, or scientific contribution.
Why Is Spain Closing This Program?
By 2026, Golden Visa programs operate under stricter rules. Real estate pathways are no longer considered "easy," and most now require larger investments or specific objectives, reflecting a shift away from real estate toward other investment forms such as business creation.
Spain is not alone in this trend. Heavy real estate pathways are becoming the exception rather than the rule as European countries tighten eligibility requirements, while non-EU destinations are rapidly developing their own investor programs.
The Downside: No More Easy Options
This is bad news if you wanted a straightforward path: buy property, wait for approval, do nothing else. Spain has closed that door. If you still want Spain, you must demonstrate what valuable contribution you will make.
Additionally, Spain has not reopened the real estate pathway as of September 2026, so there are no signs it will return.
