The real estate exclusion is the condition requiring the closest attention. Some pre-2023 funds invested in hotels, resorts, or real estate-owning companies. The most striking line is "early exit." An investor who bought real estate in 2018 could sell the apartment if they needed cash urgently. An investor who buys fund certificates in 2026 typically has no such option.

The Steps in Purchasing Golden Visa Fund Certificates

The typical process follows these steps. Timing varies by bank and the current workload of AIMA, Portugal's residence permit authority.

  1. Obtain a Portuguese tax number (NIF). Handle through a tax representative or lawyer; no need to travel to Portugal.
  2. Open a Portuguese bank account. The bank will conduct its own customer due diligence separately from the residence permit application, asking about the source of funds. Many applicants stumble here, thinking they only need to prove the source once.

  5. Submit your application online to AIMA and pay the due diligence fee.

How Fund Fees Erode Returns

With the real estate route, costs were concentrated at purchase (transfer tax). With funds, costs are spread over years, making them easy to underestimate.

Common fee types found in fund prospectuses:

  • Purchase fee: charged once when you contribute.
  • Annual management fee: calculated as a percentage of net asset value. Market rates typically range 1–2% per year, varying by fund.
  • Performance fee: a share of profits exceeding the fund's stated hurdle rate.
  • Custodian, audit, and legal fees: usually built into fund expenses, paid indirectly by investors.
  • Early withdrawal fee (if the fund allows it).

Over many years, accumulated fees can consume a significant share of returns. Don't read the "target return" figure in marketing materials without simultaneously reading the fee table next to it. Liquidity at withdrawal. Most Golden Visa funds are closed-end with terms longer than the minimum 5 years—often 8–10 years, sometimes with extension provisions. Upon maturity, the fund must successfully sell the companies in its portfolio to return cash. If the market is poor at that moment, liquidation can be delayed.

Capital is not guaranteed to be preserved. No regulation requires a fund to return your full 500,000 EUR. Some funds structure themselves heavily toward bonds or lending to reduce volatility, but this is the fund's choice, not a state guarantee.

The manager is the real asset. Research the team's track record: how many funds have they managed, and have previous funds completed their full lifecycle? How much did earlier investors receive upon liquidation? A newly formed team with no completed funds represents a different risk than a team with a history of returning capital to investors across multiple fund generations.

Subject to policy changes. Portugal has revised its Golden Visa rules multiple times and has revised citizenship law as well. What qualifies today doesn't guarantee all renewal conditions will remain unchanged over many years.

Maintaining Your Residence Card: How Long to Stay, How Long to Keep Capital

Portugal's Golden Visa presence requirements are lenient: on average, 7 days per year (7 days in year one, 14 days in each subsequent two-year period). This remains competitive against many countries.

However, you must maintain your investment for the entire period you hold the card. Withdrawing from the fund early, or having the fund liquidate before you obtain permanent residency, can result in your card not being renewed. The key question: Does the fund's maturity timeline align with your family's residency plan?

A small but frequently overlooked detail: those sparse days merely keep the card active. To later obtain citizenship, the law will examine actual residence and integration, plus require passing a Portuguese language test. These two goals demand different lifestyles.

Checklist: Questions to Send the Fund Manager

Copy this list to your phone, send it to the fund provider, and request written replies:

Who This Route Fits, and Who It Doesn't

This route suits families seeking a legal foothold in Europe, the ability to travel within the Schengen area, without immediate relocation plans, and the capacity to leave 500,000 EUR untouched for many years without affecting daily life.
