New Regulation: 90-Day Processing Is Mandatory

Law 5275/2026 requires authorities to process Golden Visa applications within 90 days — this is a legal mandate, not a target, representing a significant improvement for those accustomed to lengthy delays. This means if you submit your application on October 1st, you must receive a decision by December 31st.

However, the law also tightens the connection between the investment date and application submission date, effectively ending the previous practice of open-ended retroactive purchases. In other words: you cannot buy a property last year and submit your application today.

Processing Reality: 4-6 Months for Complete Files

In practice, well-prepared applications will take 4-6 months in 2026, compared to 9-12 months in 2024. From initial contact to biometrics takes approximately 4-6 months if the application is complete.

This speed stems from a structural change. Greece no longer channels all applications through a single Athens office — regional units across the country now share the workload, and some have been processing well-prepared applications in under 90 days.

From late March through late May 2026, Greece reduced the backlog of unprocessed Golden Visa applications by 2,618 files, dropping from 35,669 to 33,051 — a 7.3% reduction in two months.

The Trap: Incomplete Applications Face Immediate Rejection

This is where caution is essential. Applicants must submit certified proof of financial dependence, updated financial declarations, and health insurance for each family member at the time of initial application — the practical effect will be faster processing for complete files but higher rejection rates for incomplete submissions.

Put simply: there is no longer a correction opportunity. If you are missing a document, you will be rejected and must resubmit the entire application from the beginning.

Law 5275/2026 clarifies that the five-year validity period runs from the date the residence card is issued. Previously, some cards were dated from the investment completion date, which reduced actual usage time.

Investors holding permits nearing expiration now receive an extended transition period, allowing continued Schengen travel without interruption while renewal applications are processed.
